Terms of Service

These Terms of Service (“Terms”) govern your purchase and use of services provided by Condori Group LLC, operating as Address Edition (“Address Edition,” “we,” “us,” or “our”).

By purchasing an Address Edition, accessing our services, or submitting materials to us, you agree to these Terms.

1. Services

Address Edition creates bespoke digital property presentations for residential real estate listings.

A standard Address Edition includes the services and deliverables described on AddressEdition.com at the time of purchase, which may include:

• A custom digital property presentation
• Property-specific copy and storytelling
• Integration of photography, video, floor plans, and other materials provided by the customer
• A dedicated property domain
• Branded and MLS-friendly unbranded versions
• Analytics and QR code
• One revision round
• 12 months of hosting
• A listing-presentation asset

Unless otherwise agreed in writing, services are limited to the scope described at the time of purchase.

2. Payment

The standard Address Edition is offered for a one-time payment of $795, unless otherwise stated at checkout.

Payment is required before production begins.

Payments are processed by Stripe or another authorized third-party payment processor.

3. Cancellations and Refunds

You may request a full refund if production has not yet begun.

Because production typically begins shortly after complete project materials are received, refund requests should be made as soon as possible.

Once production has begun, payments are non-refundable.

Address Edition may issue a refund at its discretion if we are unable to fulfill an order.

4. Project Materials and Start of Production

You are responsible for providing the materials reasonably necessary for us to begin production.

These may include:

• Property information
• Photography
• Video
• Floor plans
• Feature sheets
• Community or neighborhood information
• Branding materials
• Other property-specific details

Production begins once Address Edition determines that sufficient materials have been received to begin the project.

5. Turnaround

Your first draft is typically delivered within three business days after all required materials are received.

For purposes of turnaround, the business day following receipt of complete materials is considered Day One.

For example, if complete materials are received on Monday, Tuesday is Day One, Wednesday is Day Two, and Thursday is Day Three.

Turnaround estimates may be extended if:

• Required materials are missing
• Additional information is requested
• Customer responses are delayed
• The requested scope changes
• Circumstances outside our reasonable control affect production

6. Revisions

One revision round is included with each Address Edition.

A revision round is intended for reasonable edits to the existing presentation, including corrections, copy adjustments, image substitutions, and similar changes.

The included revision does not include:

• A complete redesign
• A substantially different creative direction
• Rebuilding large portions of the presentation
• Significant new scope introduced after the first draft
• Repeated revision rounds

Additional work may require an additional fee, which will be communicated before the additional work is performed.

7. Customer-Supplied Materials

You retain ownership of the photographs, videos, logos, floor plans, documents, property information, and other materials you provide to Address Edition.

By submitting materials to us, you represent and warrant that you have all rights, licenses, permissions, and authority necessary for Address Edition to use those materials in connection with your project.

You grant Address Edition a non-exclusive license to use, reproduce, resize, edit, display, host, and otherwise process submitted materials as reasonably necessary to create, operate, and display your Address Edition.

You are responsible for any claims arising from materials you provide without proper authorization.

8. Accuracy of Property Information

You are responsible for providing accurate property information and reviewing the completed presentation for accuracy.

Address Edition may rely on information supplied by you, your brokerage, listing materials, or sources you direct us to use.

We are not responsible for inaccuracies in information supplied by the customer or third parties.

You should review factual information before approving the presentation for launch.

9. Intellectual Property

Address Edition retains ownership of its:

• Design systems
• Creative processes
• Layout methodologies
• Code
• Components
• Workflows
• Production methods
• Brand assets
• Other underlying intellectual property

Your purchase does not transfer ownership of Address Edition’s underlying intellectual property.

You receive a non-exclusive right to use the finished Address Edition for marketing the applicable property and for related professional purposes, including future listing presentations and demonstrations of your marketing capabilities.

10. Property Domain

Address Edition may register and manage the property domain associated with your project.

The cost of the initial domain registration is included and the domain will generally be registered for at least one year.

The domain may be registered in the name of Address Edition or an affiliated entity for administrative purposes.

You may request transfer of the domain to you at any time, subject to:

• Applicable registrar rules
• Transfer eligibility requirements
• Any required transfer process
• Payment of any outstanding amounts owed

Address Edition does not guarantee continued ownership or availability of a domain after its registration period unless the domain is renewed.

11. Hosting

12 months of hosting is included with the standard Address Edition.

After the included hosting period, you may be offered the opportunity to continue hosting for an annual fee.

If hosting is not renewed, the live presentation may be taken offline.

Address Edition may retain an archived or exportable copy of the project and may restore the presentation later if hosting is renewed and the necessary project files remain available.

Hosting renewal pricing may change over time.

12. Address Edition Attribution

The branded version of an Address Edition may include a discreet link or attribution to Address Edition in the footer.

You may request removal of this attribution.

MLS-friendly unbranded versions will be structured in accordance with the intended unbranded use of the presentation, subject to the limitations described elsewhere in these Terms.

13. Portfolio and Promotional Use

Unless you request otherwise in writing, Address Edition may display publicly marketed completed projects in:

• Our portfolio
• AddressEdition.com
• Sales presentations
• Demonstrations
• Social media
• Marketing materials

We will not intentionally use a private or non-public property presentation for promotional purposes without authorization.

You may request removal from future promotional use at any time.

14. MLS, Brokerage, Advertising, and Marketing Compliance

Address Edition may provide branded and MLS-friendly unbranded versions of a property presentation.

However, Address Edition does not determine whether a particular property may be marketed publicly or whether a particular presentation complies with your:

• MLS rules
• Brokerage policies
• Association rules
• Clear Cooperation requirements
• Advertising regulations
• Licensing requirements
• Local, state, or federal laws

You are solely responsible for determining whether and how an Address Edition may be used in your market.

You should confirm applicable requirements with your brokerage, MLS, association, or legal counsel where appropriate.

15. No Guarantee of Results

Address Edition provides a marketing and presentation service.

We do not guarantee that use of an Address Edition will:

• Cause a property to sell
• Increase the sale price
• Generate a particular number of leads or inquiries
• Increase website traffic
• Cause a seller to select you as their listing agent
• Produce referrals
• Produce any specific business or marketing outcome

Results depend on many factors outside our control.

16. Third-Party Services

Address Edition may rely on third-party providers for services including:

• Payment processing
• Website hosting
• Domain registration
• Analytics
• Video hosting
• Forms
• Email
• Other technical infrastructure

We are not responsible for outages, interruptions, policy changes, or other failures caused by third-party providers outside our reasonable control.

17. Customer Responsibilities

You agree to:

• Provide accurate and complete information
• Provide materials you are authorized to use
• Respond reasonably promptly to project questions
• Review the completed presentation for factual accuracy
• Use the presentation in compliance with applicable laws, rules, and brokerage requirements
• Avoid using the service for unlawful, misleading, infringing, or fraudulent purposes

18. Prohibited Use

You may not use Address Edition or its services to:

• Violate any law or regulation
• Infringe intellectual property rights
• Misrepresent ownership or authorization
• Submit fraudulent or deceptive property information
• Attempt to copy, reverse engineer, resell, or reproduce Address Edition’s underlying systems or intellectual property without permission

19. Limitation of Liability

To the fullest extent permitted by law, Address Edition and Condori Group LLC will not be liable for indirect, incidental, consequential, special, exemplary, or punitive damages arising out of or related to the services.

To the fullest extent permitted by law, our total liability arising out of any individual Address Edition project will not exceed the amount paid by you for that project.

20. Indemnification

You agree to indemnify and hold harmless Address Edition, Condori Group LLC, and their owners, employees, contractors, and affiliates from claims, damages, liabilities, costs, or expenses arising from:

• Materials you provide
• Your lack of rights or authorization to use submitted materials
• Inaccurate property information you provide
• Your use of the completed presentation
• Your violation of MLS, brokerage, advertising, or other applicable requirements
• Your violation of these Terms

21. Availability and Changes to the Service

We may modify, improve, replace, or discontinue portions of our services over time.

Any material changes to an already-purchased project will be handled according to the scope in effect at the time of purchase unless otherwise agreed.

22. Age and Business Use

You must be at least 18 years old to purchase Address Edition services.

The service is intended primarily for professional and business use.

23. Governing Law

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles.

Any dispute arising from these Terms or the services will be brought in the applicable state or federal courts located in Collier County, Florida, unless otherwise required by law.

24. Changes to These Terms

We may update these Terms from time to time.

The version in effect at the time of your purchase will generally govern that purchase.

Updated Terms will be posted on this page with a revised effective date.
